Initial Site Consultation – Free of Charge
I begin every project with a complimentary site visit to your property. During this consultation, I’ll take the time to understand your vision for your home, how you live in the space, and what you hope to achieve. I’ll highlight any immediate design constraints, offer initial feedback, and explain my design process — particularly the key steps of Stage 1 and Stage 2 — so you can move forward with confidence.

My detailed brief-taking approach allows me to produce conceptual designs that not only reflect your initial ideas, but also explore alternative layouts that enhance how you use your space. I aim to uncover hidden design opportunities and suggest cost-saving strategies through thoughtful spatial planning. Following the consultation, I will provide a tailored Fee Proposal outlining the scope of works. If you decide to proceed, we begin Stage 1.
Conceptual Design & Planning Permission

Measured Survey
A full measured survey of your home to produce accurate existing drawings—essential for planning, technical design, and avoiding costly discrepancies during construction.

Design Options
Based on your brief, I’ll develop at least two options:
  • One that closely reflects your original vision.
  • One that explores alternative opportunities to improve flow, functionality, or cost-efficiency.
Often, more than two viable design options emerge, and I’ll develop each in detail to ensure we’ve fully explored your property’s potential.

Packages typically include floor plans, external elevations, and conceptual images, considering structure, drainage, services, and local policy to ensure feasibility and buildability.

Design Presentation
I will present the schemes in person at your property, carefully reviewing each option within the space and providing cost estimates using a purpose-built ballpark calculation tool I developed.

Final Design & Planning Submission
After incorporating your feedback, we refine the design into a single, planning-ready proposal. I take care of preparing and submitting your planning application, maintaining direct contact with the planning officer, and closely monitoring progress to give your proposal the best possible chance of approval.

Technical Drawings & Building Regulations

Technical Drawing Package
Comprehensive construction drawings including general arrangement plans, sections, elevations, and architectural details—prepared to comply with UK Building Regulations and suitable for pricing and construction.

Project Specification
A room-by-room written specification covering finishes, fixtures, and detailing (e.g., flooring, joinery, guttering) to avoid hidden costs and support accurate contractor pricing. We’ll finalise this together.

Structural Engineering
I collaborate with a trusted structural engineer—or yours—to deliver the necessary calculations and structural design drawings for your build.

Drainage & Utilities
Where relevant, I manage Thames Water build-over applications and prepare the required drawings. If I can confirm a shared sewer during Stage 2, this will be included in my Stage 2 fee proposal. If it’s only discovered during the commencement of excavation works, I will provide a separate quote for the work needed to obtain Thames Water approval.

Building Control Submission
Full plans submission to your local authority or an approved inspector, including management of feedback until approval is gained.

On-Site Design Handover
I will carry out one site visit at the start of construction to review drawings with your contractor and confirm the design intent. After this, my role as Principal Designer will conclude, and your contractor will assume both design and Principal Designer responsibilities on site.

Medium project: £1,400–£1,900
Large/complex: £1,900–£2,500+
50% due upon instruction; balance before Building Control submission. Council/inspector fees not included.

Additional Fees
Structural engineer: £500–£1,500 (complexity dependent).
Optional: Thames Water approval (£180 service fee, excl. TW fee).
Optional: Lighting & electrical drawings — Small £150–£300; Medium £300–£600; Large £600–£900.

1–2 months to submission; Building Control approval typically 5–6 weeks.

Note: Ongoing construction-stage project management isn’t offered at this time, but I remain available for queries and support throughout the technical stages.
